GENEERAL SPECIFICATIONS OF WORKS

STRUCTURE:-

• Isolated footing or Pile foundation and R.C framed structure will be provided according to soil conditions
• Construction with conventional Bricks having 9” and 4.5” for outer and inner walls respectively
• 3’0” basement height and Roof height 10’0” 

TILES:-

• For Living, Dinining, Bedrooms and Balcony Flooring Ceramic Tiles of branded quality 
• Toilets (Walls and Flooring) and Kitchen (dado) : Ceramic Tiles of branded quality 

KITCHEN:-

• Black Granite Kitchen Top
• One Stainless Steel Sink. 
• Sufficient storage shelve shall be provided
• One side Loft shall be provided. 

TOILETS:-

• Concealed water pipe line, which shall be of C.P.V.C. pipe of approved make.
• All White Sanitary fixtures.
• One regular E.W.C with flush tank and IWC without flush tank.
• All C.P. fittings shall be of good brand.
• One Washing Machine Point at suitable place shall be provided.

BEDROOMS:-

• One open wardrobe with cudapah slabs of 2 nos.
• Lofts shall be provided on one side of the rooms

WINDOWS:- 

• All frames and Shutters shall be made of good quality Aluminum with glazed shutters with M.S. Grills fixed to walls.

DOORS:-

• Main Door frame (5” x 2.5”) with 3’3” width and 7’0” height and OST shutter.
• The internal door frame (4” x 2.5”) shall be provided with country wood “Padauk” or its equivalent with solid flush doors of approved make.
• Toilet Door shall be 2’6” with chemical coating 
• Aluminum Ventilators shall be provided

PAINTING:-

• Internal and Outer areas shall be painted with 2 coats of Exterior Emulsion “Ace” or its equivalent without putty over a coat of Primer.
• Internal Doors shall be painted with enamel paint of “Asian” make or equivalent over a coat of Primer.

ELECTRICAL:-

• “Anchor’ brand switches will be provided
• Air Condition Point in master bed room
• Every room shall have two light point and one fan point.
• One 15 Amps Geyser point in all toilets and 2 Nos of 15 amps in Kitchen
• Kitchen shall have one light and exhaust fan point
• One washing machine point
• T.V. and Telephone point in Living Hall and Master Bed Room.
• Closed type D.B box with MCB circuit breakers and Manual phase change over.
• One 5 amps point with one light point shall be provided on terrace.

WATER & DRAINAGE:-

• One borewell or well with one pumpset shall be provided
• Underground  RCC sump of required capacity with pumpset shall be provided
• Overhead tank with required capacity

MISCELLANEOUS WORKS:-

• Water Proofing for Toilet sunken slabs, Terrace and Sump
• Pest control is done at appropriate stages
• Compound wall with necessary gates
• 1 or 2 Nos wash basins per flat.
• Treads and Risers for staircase will be provided with Kota stone
• Rain water harvesting pit shall be provided
